We prepare the draft purchase contract and send it to all parties for review.
For consumer transactions, a statutory review period of at least two weeks applies.
The deed is read aloud in full, explained and signed by all parties (approx. 30–60 minutes).
We arrange the priority notice, permits and release of encumbrances and notify you when the purchase price is due.
After payment and tax clearance, ownership is transferred in the land register.
Notary fees are fixed by law (GNotKG) and identical at every notary in Germany. They depend on the purchase price.
Example purchase price €300,000: notarization fee (2.0) €1,270, plus execution fee (0.5) €317.50 and supervision fee (0.5) €317.50, expenses and VAT. Land registry fees (priority notice, transfer of ownership) and, if applicable, the costs of a land charge are added. As a rule of thumb: notary and land registry costs together amount to approx. 1.5–2% of the purchase price.
